Our service.
After our first meeting with clients, we will prepare a Feasibility Study Report according to design brief we received, including site information from local council Development Control Plan (DCP), Local Environmental Plan (LEP), State Government Design Guides, National Construction Code (NCC) & Australian Standards (AS) ect. to provide you a better understanding of capabilities & constraints of your site.
Site conditions such as setbacks, orientation, neighbouring dwellings, easements and view corridors are all considered as a guide to estimate max. yield your site can achieve.
- Feasibility Study:

Feasibility Study
By assessing site conditions, we start to look at the surrounding environment and determine how the building can be placed and designed to make sure best use of the site’s assets while working within any constraints.
We will prepare preliminary design sketches for you, and discuss the various options and how they work within your site and budget. With your approval of a perferred design option, we finalise the concept design and approach any necessary consultants in early stage.
- Concept Design / Schematic Design (SD):

Concept Design
DA (NSW), also known as planning permit (VIC), is a development approval process lodged at local council in Australia. CDC is another development approval process accessed by Principal Certifying Authority (PCA). The suitable approval avenue is determined by your site condition and project itself.
At DA stage, a set of drawing and documents will be prepared such as floor plans, elevations, sections, 3D perspectives, analyses diagrams, schedules & reports according to local council requirements. The documentation will not only add accuracy to the planning, but also focus on the form of the building and materials. After coordination with consultants, we will liaise with planner to lodge all approval applications with the relevant authorities for you.

After precise coordination with relevant consultants, we will tailor the project in every aspect and focus on detail design.
A well refined architectural drawing set (Tender documentation package) will be provided includes floor plans, elevations, sections, detail design, schedules & specifications to help you to select the right builder with reasonable construction cost through Tender process.
- Tender Documentation (TD):

At this stage, we will work closely with our client & all consultants to identify every single detail and go through clash detections from different disciplines.
A full coordinated architectural construction documentation package will be provided for Principal Certifying Authority (PCA) to review at the end. PCA will issue the construction certificate (CC) for construction commencement approval.
- Construction Documentation (CD):

CD Package
During construction we manage the relationship and work closely with selected builder and administer the contract from start to finish.
At the end of construction, a practical completion inspection is to be carried out by the Principal Certifying Authority (PCA) for formally issuing the occupancy certificate (OC). Following up with defects liability period, we will continue our service with our client until the project reaches the final completion.
